• The transaction was procured off-market through our local professional relationships and by leveraging our reputation in the Texas markets.
• The property’s income is below average due to weak management as well as low-income housing restrictions which expire in just over two years.
• The Sponsor intends to increase income by staffing the property with a professional, responsive team to focus on achieving market occupancy. Additionally, upon expiration of the low-income housing restrictions Gomel will implement a light unit upgrade program to bring rents to fair- market norms.
